How Often Does Fire Equipment Need Servicing?
This is one of the most common questions we receive, and the honest answer is: it depends on the equipment. AS 1851-2012 sets out different inspection intervals for different types of fire protection systems – some require quarterly inspection, others six-monthly or annually. Our team will assess your site, map out all essential fire safety measures listed on your fire safety schedule, and set up a maintenance programme that keeps you on track without unnecessary disruption to your operations.
Falling behind on maintenance records is one of the most common reasons AFSS submissions are delayed or refused. We help you stay ahead of the schedule with service reminders, full documentation, and a proactive approach to fire safety management. Request a fire equipment servicing quote in Sydney or NSW today.
Regulatory Requirements
In NSW, fire safety is now mandatory and not only recommendation. As of February 13, 2026, the EPA Regulation requires all buildings to maintain essential fire safety measures under AS 1851–2012.
For business owners, this means ad-hoc intermittent checks are no longer acceptable. Ensuring your building complies with this standard is a year-round responsibility. Failing to meet these requirements can lead to the rejection of your Annual Fire Safety Statement (AFSS) and may your insurance claims may be denied.
Scope of Maintenance Services
Our maintenance programs ensure your equipment isn’t just present, but fully operational and compliant. We cover all essential safety measures:
- Portable Equipment: 6-monthly inspections, 5 yearly pressure testing and 5-yearly pressure testing/refills for extinguishers and fire blankets.
- Detection and Alarm System: Regular testing of smoke detectors and regular inspection of Fire Indicator Panels will help you ensure early warning on system functionality and also helps eliminate frustrating false alarms.
- Emergency Lighting and Illuminated Exit Signs: Australian Standards require emergency and exit lighting to undergo a 90-minute discharge test to ensure they provide sufficient illumination along the path of travel for safe evacuation during an emergency.
- Hydrants & Hose Reels: Regular and proper flow and hydrostatic testing as required by the intervals of AS1851-2012 will help you ensure your system will “Perform” when needed.
- Passive Fire Systems: Annual inspections of fire doors, shutters, and fire-rated walls to ensure containment remains intact.
Record Keeping and Documentation
Under the 2026 mandate, simply “tagging” an extinguisher is no longer enough. You are legally required to maintain detailed records of every service, test result, and defect repair.
These records must be readily available for inspection by Council or Fire and Rescue NSW. We provide automated, digital service reports after every visit, building a “compliance trail” that makes your yearly AFSS submission fast and evidence-based. This professional documentation is your primary defense during audits and insurance reviews, proving that your systems are maintained to the highest standard.
Accreditation and Competency
The most critical part of the 2026 reforms is the role of the Accredited Practitioner of Fire Safety (APFS). To legally lodge your AFSS, an APFS must assess your building’s fire safety measures and endorse the final statement.
We provide accredited specialists to manage all commissioning testing for new installs and yearly assessments for existing systems. Engaging an APFS ensures your systems are verified by a professional recognized by NSW Fair Trading. Our team handles the technical verification and ensures your systems perform exactly as they were originally designed—keeping your business safe, legal, and audit-ready.
