Expert Dry Fire System Installation in Sydney & NSW

Not every building or facility is suited to a standard wet pipe suppression system. In environments where pipes are exposed to freezing temperatures, where water damage is a greater risk than fire, or where water is simply unavailable at the required pressure, a dry fire system is often the right solution. SPS Fire & Safety has the expertise and accreditation to design, install, and maintain a range of dry fire systems for commercial, industrial, and specialised facilities across NSW.

What Is a Dry Fire System Installation?

A dry fire system – most commonly a dry pipe sprinkler system – uses pressurised air or nitrogen rather than water in the pipework. When a sprinkler head activates, the pressurised gas is released, which triggers the valve to allow water to flow into the pipe and discharge through the activated head. This design is ideal in locations where water sitting in the pipes could freeze, corrode, or cause inadvertent discharge.

Dry fire suppression systems can also refer to gaseous or chemical suppression systems – such as CO2 or clean agent systems – used in server rooms, data centres, archives, and other environments where water-based suppression would cause unacceptable collateral damage.

What is Included in a Dry Fire System?

Our expertise covers the supply, installation and commissioning of the following:

  • Fire Detection & Alarm Systems: The heart of your fire safety, including panels and detectors, speakers, strobe lights etc.
  • Portable Fire Extinguishers & Fire Blankets: This is the first line of defence that can be used by occupants of the building if appropriately trained.
  • Emergency & Exit Lighting: Illuminated pathways that ensure safe evacuation during power failures.
  • Smoke Alarms: 240V smoke sensor and inbuilt sounder in residential and commercial settings as required by the relevant Australian Standard.

Dry vs Wet Fire Suppression Systems – Which Do You Need?

  • Dry pipe systems are preferred in unheated warehouses, car parks, loading docks, and cold storage
  • Dry suppression systems (gaseous) are preferred in data centres, server rooms, and museum or archive spaces
  • Wet systems remain the most common choice for standard commercial tenancies and residential buildings
  • Our team assesses your building, occupancy, and risk profile to recommend the right system type

Tailored Solutions for New Builds and Fit-Outs

We understand that construction timelines are generally tight and timing of work at different stages are critical. Our team integrates with builders, developers, and contractors to ensure that the project doesn’t become a bottleneck. We have extensive experience delivering compliant installations for:

  • Childcare Centres: Childcares are very sensitive because of the nature of occupancy, hence special care will need to be given in implementing fire systems in such buildings.
  • Commercial Offices & Retail: Aesthetic and functional installations that blend into your professional environment.
  • Industrial Facilities & Warehouses: Robust systems designed for high ceilings and complex layouts.

Complex System Integration (Interfaces)

A fire alarm rarely sits in isolation. To meet National Construction Code (NCC) and AS 1670 requirements, your dry fire system must interface with other required building services as required by the relevant Australian Standard. We specialise in managing these critical interfaces, including:

  • Mechanical Ventilation interface
  • Fire & Sliding Doors: Triggering automatic closures to contain smoke and flames.
  • Sprinkler & Pump Monitoring: Ensuring the alarm panel knows exactly when a wet system has been activated.
  • Security & PA Systems: Unlocking security doors and if required by the design, overriding background music for emergency announcements.

Resolving Design Conflicts

Led by an experienced Fire Engineer, our installation team doesn’t just follow a drawing—we interpret the intent too and make the right approach for consultation.

We proactively liaise with consultants and certifiers to resolve discrepancies on-site. This approach minimizes costly rework and ensures that when it comes time for your Occupation Certificate, there are no compliance surprises.

Conventional, Addressable, and Wireless Technology

Every building has different needs and budgets. We offer a range of technology levels:

  • Conventional Systems: Reliable and cost-effective for smaller, simpler buildings.
  • Addressable Systems: High-tech panels that tell you exactly which room or detector has triggered, essential for larger complexes.
  • Wireless Fire Detection: The perfect solution for heritage buildings or occupied offices where running cables is impractical or too disruptive.

Specialised High-Sensitivity Detection

We also have expertise in supplying and installing ASD (Aspirating Smoke Detection System e.g. VESDA, WAGNER etc for sensitive buildings.
